Vienna, Austria · For investors and buyer's agents

Renovation budget and feasibility, before you sign.

Most property deals do not fail on the purchase price. They fail on the renovation budget that appears after the purchase. We show what that budget could be, and whether the deal still makes sense if it runs over.

Service in development. Pilot pricing shown below.

The questions this review answers

  1. What will the renovation cost in three scenarios, and what drives the spread between them?
  2. Does the deal still work if costs run 20% or 40% over budget?
  3. Which items must be resolved before signing, and which can wait until after purchase?
  4. Which decisions of the owners’ association will add cost to this building?

Who it is for

Small investors

Buying an existing building to renovate and then sell or rent. The margin depends on a budget that is often estimated too early.

Buyer’s agents

Preparing a client for a decision on a specific property, and needing a technical second view they can share.

Small developers

Comparing several existing buildings at feasibility stage, before engaging architects or contractors.

Risk areas we review

These are the categories we check in every review. What appears in a given property depends on its documents.

Legal position

Entries in the land register, encumbrances, pre-emption rights and whether the planned use is permitted. Confirmed by an Austrian lawyer.

Owners’ association

Decided and postponed works, the reserve fund balance, outstanding contributions. Shared works are paid by all owners, including you.

Technical condition

Structure, roof and façade, moisture, building services. Documents show signs; a specialist on site confirms the condition.

Energy and compliance

Energy certificate, likely measures, and the permits behind past alterations. Non-residential buildings may face additional obligations.

Renovation budget

Scope, contingency, shared areas and the items budgets most often miss. Each figure comes with its assumptions.

Economics

Purchase costs, works, time, exit price or rent, and how much the result moves when any one of them changes.

Packages

Pilot pricing. Prices may change after the first clients. Final prices are confirmed in writing before any work starts.

How it works

01

You send the file

Address, asking price, planned scope, and the documents you have.

02

Document review, cost scenarios, and the economic model where chosen.

03

You get a memo

Risks, open questions, cost ranges and a clear recommendation with its conditions.

What this review is not

  • Not an on-site inspection. Hidden defects and building condition require a specialist on site.
  • Not a structural engineering report or certification.
  • Not a valuation, legal opinion, tax advice or investment advice.
  • Not a guarantee of costs, returns or outcomes. Cost ranges are estimates based on the information provided.

Before committing capital, arrange an on-site survey, and take legal and tax advice from licensed Austrian professionals.

Questions

Do you visit the property?

No. The review is remote and based on the documents, photographs and information you provide. Where a site check is needed, we say so and name the type of specialist.

What do you need to start?

At minimum: the address, asking price, building year, usable area, and the documents you have. The more documents, the narrower the cost ranges.

How long does a review take?

Turnaround times are confirmed per request during the pilot. We state the expected date when we accept the request.

Is the information confidential?

Documents are used only for the review. Details of processing and retention are set out in our terms, which we confirm before the first paid review.

Can I use the report to decide alone?

The report supports a decision. It does not replace a technical survey, legal review or your own judgement.
